New Jersey's Municipal Land Use Law authorizes the Planning Board to prepare and, after a public hearing, adopt or amend the Master Plan. The plan guides policy, while Borough ordinances and application procedures provide the requirements for permits and development applications.

Current requirements
Zoning changes and development approvals are handled through separate official actions and procedures. Use the current Code and applicable law for regulatory requirements.

Borough-wide planning record
The core record includes the 2010 Master Plan Update, 2012 Reexamination, and 2020 Land Use Plan Amendment. The adoption date shown below comes from each posted record.
The foundational Borough-wide plan, including goals, land use, circulation, utilities, community facilities, conservation, recreation, open space, historic preservation, recycling, sustainability, and implementation recommendations.

Housing plan elements
The Housing Element is part of the Master Plan. Its accompanying Fair Share Plan describes how the Borough proposes to address its affordable housing obligation. The 2025 plan addresses the Fourth Round housing cycle, and earlier plans remain available as historical planning records.

Current regulation and implementation
Use these official sources when moving from policy to a current requirement. Recently adopted ordinances may appear under New Laws before they are incorporated into the codified chapters.

Public process and records
Use the Planning Board page for current meeting information, agendas, minutes, applications, and filing guidance. Check official notices for annual, amended, and special-meeting details.
Before a Master Plan hearing: Proposed maps and documents must be available for public inspection during normal business hours at least 10 days before the hearing. Check Public Notices for the official date, time, place, and subject.
